Chapter one · 1998

The Marstons, the corner of Carlow & Eleventh.

In the spring of 1998, Eleanor and David Marston signed the papers on a tired 48-room building at 412 Carlow Street, two blocks from the central transit hub. They had been running a small inn on the Oregon coast for eleven years and wanted to bring the same unhurried, hand-run hospitality to downtown Portland. They re-keyed every lock, repainted every room themselves, and opened the doors that August under a small brass plaque that still hangs in the lobby.

The plaque says: An inn, run by the people who live here.

Twenty-seven years later, the Marstons still own every share. The hotel is now 64 rooms across six floors, but the rule Eleanor wrote into the original operations binder in 1998 is still on page one: If a guest has to ask twice, we've already failed.


Chapter two · why we stayed independent

What refusing to franchise has protected for our guests.

Twice in the last twenty years — once in 2007 and again in 2019 — the Marstons were offered franchise buy-ins that would have paid off the mortgage and retired comfortably. Both times, they passed. A franchise would have meant standardized toiletries, a reservation call center in another state, mandatory room-rate floors, and roughly 18% of every dollar a guest pays routed back to a brand that has never set foot in this building.

Instead, every dollar stays on Carlow Street. It paid for the 2023 renovation. It pays the concierge team an average of nine years to learn this neighborhood. It lets us hold the rate 20% below the OTAs and still hand every guest a continental breakfast, a 2 p.m. late checkout, and a $15 downtown transit credit — perks franchise properties can't offer without breaking brand standards.

Independence, in this case, is not a marketing line. It is a line item.

The 2023 renovation

A $4.2M refresh, because the rooms should feel as cared-for as the staff.

In March 2023, the Marstons closed the hotel for nine weeks and wrote a $4.2 million check — the largest capital investment in the property's history. Every one of the 64 rooms was stripped to the studs and rebuilt around three commitments: sleep, sound, and silence.

  • Triple-pane windows on the Carlow Street side, factory-tested to a 42 dB exterior noise drop.
  • Solid-core doors between every room and corridor, with full perimeter seals.
  • A white-noise machine standard in every room, set to a frequency tuned to mask downtown HVAC hum.
  • New wool-blanket insulation in every wall cavity, raised to current residential code and beyond.

The lobby, the elevator lobby on each floor, and the breakfast room were rebuilt in the same pass. The 1998 brass plaque stayed where it was.

Every member of the concierge team spends two paid shifts a month off-property, eating in a partner restaurant or riding the transit lines we recommend. The $15 nightly transit credit we give every guest is built around the routes our own staff actually use.

When you call reservations, you reach Carlow Street. When you have a problem at the desk, the person solving it is salaried here and answers to the Marstons. There is no 1-800 escalation queue. There never has been.
